Real Estate Calculators

Ladrillómetro has 7 free property tools, free and with no sign-up: buying costs, mortgage, affordability, rental yield, rent updates and official data by municipality. Each one cites its official source and links to a guide that explains the numbers.

STAGE 1

Buy

Before you sign: what buying costs, what the mortgage payment will be and how much a bank may lend you.

STAGE 2

Rent out

If you are letting: what the flat yields and how much the rent can rise each year.

STAGE 3

Sell

Coming soon: selling costs, municipal capital gains tax (plusvalía) and income tax on the sale. Until then we do not publish figures without a reviewed calculator.

Coming soon

Calculators for selling costs, municipal capital gains tax and income tax on the sale of a home. We will publish them once they are checked against the official rules.

STAGE 4

Data

Official data by municipality to choose where to invest.

HOW TO USE THEM

The order of the numbers in an investment

  1. Cash needed

Add the price, taxes and buying costs, and subtract the mortgage you can get. What is left is what you have to put in.

  2. Real yield

With the expected rent, work out net yield and cash flow after costs, mortgage and taxes, not just gross yield.

  3. Compare areas

Check your figure against the official rent and price for the municipality in the property data section before deciding.

FAQ

Frequently asked questions

Are the Ladrillómetro calculators free?

Yes. All of them are free, need no sign-up and run in your browser: we do not ask for your email to show results.

Which calculator should I use first?

Start with the home buying costs simulator and the mortgage affordability calculator to know the cash and the loan you need; then check the rental yield; finally compare municipalities in the property data section.

Where do the figures come from?

Tax rates come from the Ministry of Finance, the Euribor from the Bank of Spain (BOE), rent indices from INE and price and rent data from the Ministry of Housing (SERPAVI and appraisal value). Each tool cites its source.

Are the results financial advice?

No. They are indicative estimates for planning purposes and are not financial, tax or lending advice.
