HOW IT WORKS

A clear estimate starts by including the costs

Gross rent does not tell the whole story. The rental calculator subtracts operating costs and mortgage payments using your inputs.

01

Set up the purchase

Price, available savings, initial costs and planned renovations.

02

Add income and expenses

Expected rent, occupancy, property tax, community fees, insurance and maintenance.

03

Review cash flow

Compare income with property costs and mortgage payments.

Ladrillómetro Opportunities

We are designing a tool to choose an area, estimate market rent and compare it with properties for sale, highlighting homes worth analysing for potential rental returns.

  • Compare rents by municipality or neighbourhood with visible source and date
  • Filter sale listings by price, features and estimated return
  • Open the original listing and review assumptions before deciding

Availability will depend on authorised access to market and portal data. Any opportunity score would be an estimate, never a profit guarantee.

FREQUENT QUESTIONS

Common questions about rental property investing

How do you calculate gross rental yield?

Divide expected annual rent by the purchase price and multiply by 100. It is an initial benchmark and does not subtract costs, taxes or financing.

Which costs should I include when analysing a rental property?

Consider property tax, community fees, insurance, maintenance, management, vacancy, and upfront purchase and renovation costs. Add the mortgage if you want to estimate cash flow after debt.

Does the calculator include rental income tax?

You can include property costs such as IBI, but the calculator does not calculate Spanish income tax or replace tax advice. Tax treatment depends on each owner's circumstances.

Is the estimated mortgage payment a bank offer?

No. It is an estimate based on the loan amount, interest rate, term and frequency you enter. Each lender assesses applications using its own criteria.
